For example, you may wish to keep your holiday villa solely for family and friends.  In this case, we would suggest designing a caretaker package for you.  That will allow you to have peace of mind that your villa is taken care of in your absence and ready for your next friend to move into.  For a small monthly fee we will arrange your landscaping, pool maintenance and cleaning needs.  We can also be on hand to help your guests should they need it.

Our second tier arrangement would allow you to advertise on our site for a small annual fee, and you could maintain control of the finances from your rentals.  We would be on hand to advise you of the correct procedures and laws regarding owning a holiday home in Florida. You would be liable to pay all your own utilities, sales tax and ongoing expenses.  Our role would be to arrange your licenses, take bookings for you, and to pay you the balance of the rents obtained on your behalf on a monthly basis.

The full management service will include:

• Arranging for the licenses and sales tax registration
• Advertising on your condo through outside advertisers
  
• Advertising on our sites is free if your property is listed with our management company and your property will be included on both sites
• License Fees for short term rental
• All booking inquiries will be dealt with by us
• Preparing your home for rental in between bookings
• Arranging for cleaning in between bookings
• Arrange landscaping
• Arrange pool maintenance
• Checking home for damages
• Advising on repairs and maintenance and arrange for repairs if you wish
  
• Dealing with vacationers inquiries and payments
• Returning Security deposits to vacationers after the holiday assuming there is no damage to the property
  
• Dealing with sales tax every month
• Preparing a statement each month for your records.  If you tell us the date that your expenses are due for the property we will arrange for the statement and any monies owed to you are paid prior to that date.
• Banking your profits for you each month (or check if you would prefer).
• Preparing documents for your accountant annually.
  

We will also advise you when your property needs updating to keep up with the demands from the holiday market.  We will also be able to advise and/or arrange for the work to be carried out on your property to meet these standards.  By maintaining your home to a high standard increases the possibility of getting the maximum rental from your property.
